FUTURE RESIDENTS

  • Can someone help me find my new home?

    Yes — and you can start however you’d like. Browse available homes, pricing, and virtual tours on our All Availability page. If you’d rather talk to a leasing agent, fill out our contact form or call (920) 413-1471

  • Who will help me with moving in?

    You’ll be assigned a dedicated Move‑In Specialist who coordinates your move‑in and answers questions along the way — making the process smooth and stress‑free.

  • What happens after I apply?

    Speed is Life at Focus. Once your application is submitted, a leasing agent begins reviewing it right away and will reach out personally within 24 hours!

  • Are Focus communities pet‑friendly?

    Yes! Focus Communities welcome pets. If you’re considering a multi‑floor community, our leasing team can help you choose the best floor for you and your pet.

  • How does the security deposit work?

    Security deposits are typically equal to one month’s rent. In some cases, a higher deposit may be required if qualification criteria aren’t met. Our leasing team can explain your specific details.

  • Is storage available?

    Some communities offer storage units or garage rentals for an additional monthly fee. Availability varies by location — just ask your leasing or move‑in specialist.

CURRENT RESIDENTS

  • How do I pay my rent?

    Rent is paid through AppFolio, our resident portal. From there, you can also view utilities, communicate with our team, and manage your account in one place.

  • How do I submit a maintenance request?

    Maintenance requests can be submitted directly through AppFolio. You’ll be able to view both current and past requests under the Maintenance tab, along with the “Request Maintenance” button.

  • What can I expect after submitting a maintenance request?

    Once we receive your request, our team works quickly to communicate with you and resolve it — most requests are completed within 24–48 hours.

  • When does Focus plow snow?

    When snowfall reaches 2 inches or more, we’ll plow your community and communicate the plan via email using the address on file.

  • What if my heat isn’t working?

    Call us immediately if your heat goes out. Our team will prioritize the issue and work quickly to restore service.

  • What happens when my lease expires?

    About 60 days before your lease ends, you’ll receive renewal options by mail and through AppFolio. You can review your options and let us know what works best for you.

  • Who do I call in an emergency?

    Call our 24/7 Experience Line at (920) 413‑1471. We’re always here when you need us.

  • What is a pre‑inspection?

    A few weeks before move‑out, we’ll stop by your unit for a brief pre‑inspection between 8:00 AM and 5:00 PM to gather marketing information. This is not your final inspection — no preparation is required, and you don’t need to be home.

  • How does parking work?

    Parking policies vary by community and may be assigned or unassigned. Most communities require a parking pass — your leasing or move‑in specialist can confirm the details.

  • Does Focus help with unit transfers?

    Yes. If you’re interested in transferring, submit an application online so we can confirm qualifications. Our leasing team will follow up within 24–48 hours with information on next steps.

  • What if I’m locked out?

    We use smart deadbolts to keep things efficient. First, check that the lock faceplate is positioned correctly — the keyhole should be at the bottom. If you’re still locked out, contact us and we’ll help.
